On Tuesday 15th July 2025, the firm’s longstanding and experienced auctioneer, Richard Abbey, conducted our third collective land and property auction of the year at The View in Wootton Wawen, at the usual start time of 6:30pm prompt.
There were to be seven lots offered on the night, but two were sold prior to the auction at exceptional figures so the remaining five lots were offered on the night, which included; four parcels at Crackley Farm near Kenilworth and an agriculturally tied bungalow at Home Farm in Welford-on-Avon.
LOT 1: Farm Buildings and Land (LOT A) at Crackley Farm, Crackley Lane, Kenilworth, CV8 2JS
The guide price for Lot 1 was ‘£800,000’ and after strong, spirited bidding from two very competitive and determined parties, the gavel finally came down at an astounding figure of £1,210,000.
LOT 2: 1.96 Acres (LOT B) at Crackley Farm, Crackley Lane, Kenilworth, CV8 2JS
The guide price for Lot 2 was ‘£60,000’ and with bidding opening at £50,000, the gavel fell at the attractive amount of £80,000, which equates to £40,816 per acre.
LOT 3: 11.38 Acres (LOT C) at Crackley Farm, Crackley Lane, Kenilworth, CV8 2JS
The guide price for Lot 3 was ‘£175,000’ and it went on to achieve this figure, which equates to £15,377 per acre.
LOT 4: 2.96 Acres (LOT D) at Crackley Farm, Crackley Lane, Kenilworth, CV8 2JS
The guide price for Lot 4 was ‘£60,000’ and after solid bidding from right across the room, the gavel came down at an impressive figure of £92,000, which equates to £31,081 per acre.
And last, but by no means least…
LOT 5: Bungalow at Home Farm, Barton Road, Welford-on-Avon, CV37 8HG
The guide price for Lot 5 was ‘£400,000’ and bidding started steadily at a very modest £300,000, but after a good deal of ‘back and forth’, the gavel finally fell at a most respectable figure of £425,000.
**Auctioneer’s Comments**
After the sale, the auctioneer said that he was extremely pleased with the overall result of the night and underlined the fact that, although confidence in some markets is generally a little weak, this evening’s results prove that there are able and funded purchasers out there, who are willing to bid for and buy what they want!
