We do not usually hold auctions during the month of August (due to the clashes with summer holidays), however, after receiving a great deal of interest in this property, we advised our clients to put it forward for sale via public auction and were so instructed.
Situated just 1.5 miles from the village of Clifford Chambers and around 3.5 miles from the centre of Stratford-upon-Avon, the property briefly comprised; detached house with gardens, range of outbuildings with potential for ‘Class Q’ conversion (subject to approval), and approximately 18 acres of established pastureland and mature woodland. It was the first time that this property had been put forward to market since its construction in the 1950s and therefore, it presented a truly rare opportunity with great potential for further development, which was reflected in the turnout of the auction…
On a glorious mid-August morning, at the edge of Clifford Chambers, a substantial number of people gathered in the Dutch barn to participate (and observe!) in our sixth public auction of the year. After a delayed start, due to the solicitor being stuck in heavy Stratford-upon-Avon town centre traffic, bidding commenced at £950,000. There was strong competition from several parties and bids quickly went over the £1,000,000-mark. At more than one stage, the auctioneer raised the gavel, however, further bids subsequently came forward and the gavel ultimately fell at an impressive £1,250,000!
It was an exceptional outcome and the vendors commented that they were extremely pleased. We were delighted to be able to achieve such a result for our clients.
