Overview

This useful piece of amenity land has long road frontage to Middletown Lane and will be offered for sale by public auction (subject to prior sale, reserve and conditions) at 6:30pm on Tuesday 16th July 2024 at The View, Hill Farm Marina, Stratford Road, Wootton Wawen, Warwickshire, B95 6DE.

This well-located and regular shaped block of amenity land, we understand has in the past been utilised as an allotment and subsequently horse/pony grazing. It lies to the west of Middletown Lane, in the centre of the popular and sought-after village of Sambourne.

The land is bounded by well-kept mature hedging and has, it is felt, great scope for a variety of uses, either as an allotment, storage or creation of a wildlife haven, recreational, or other uses (STPP if required).

The land is situated within easy travelling distance of the Birmingham conurbation, with the city centre lying some 20 miles to the north, 3 miles from Redditch, whilst the town of Alcester is some 2.5 miles south-west, with Stratford upon Avon another 6/7 miles thereafter.

There is easy access onto the A435 and A46, which lead to the motorway network, M42 (J3) and M40 (J15), whilst fast trains on the electrified ‘Cross-City’ line from Redditch to Birmingham New Street, have a journey time of some 30 minutes.

Birmingham International Airport, Railway Station and future HS2 Hub are all within easy driving distance.

The opportunity to purchase a small block of land in this area is rare, and the auctioneers commend an early inspection.

The guide price offers an indication of the price below which the vendor is not willing to sell. It is not necessarily the exact final sale price and is subject to change prior to and up until the day of the auction. Any change in the guide price will reflect a change in the reserve (a figure below which the auctioneer will not be able to sell). The reserve can be expected to be set within the guide range or not more than 10% above a single figure guide (RICS Common Auction Conditions 7th Edition).
