Introduction

Situated in the quiet hamlet of Deans Green, this parcel of mixed amenity land, extending to 1.08 acres (0.43 ha), is located down a small farm track off Whitepump Lane (D51370) and provides the rare opportunity to purchase a piece of the Warwickshire countryside, complete with a pond and being a combination of pasture and woodland, which offers a multitude of uses (STPP).

Deans Green offers a range of different features such as the local SSSI (Merriman's Hill Farm Meadows) and the scheduled monument (Hob Ditch Earthworks), giving a new owner the option to explore a variety of Agri-environmental schemes such as SFI and Countryside Stewardship mid-tier grants, with surrounding potential for higher-tier stewardship grants, based on neighbouring applications and the nearby SSSI. Moreover, the site lies within a Wildlife Package area, which brings the opportunity for Countryside Stewardship mid-tier grant options such as pollen and nectar mixes, and wild-bird seed mixes (https://magic.defra.gov.uk/).

The land is well located and is within easy travelling distance of Henley-in-Arden as well as Warwick, Solihull and Redditch slightly further afield. From the motorway network, the site is easily accessed via J3 of the M42 and J15 of the M40.
