Location
The farm is located approximately 3 miles south of Solihull, with easy access onto both the M40 and M42 motorways.

From the M42 (J5), Solihull and the north, at J5 of the M42 take the A4141 south, signposted to Knowle. Pass through the village and at the bottom of the hill, at 'Rotton Row' go straight on into Norton Green Lane. After approximately half a mile, turn right into Blue Lake Road, where the sale field will be found on the right hand side.

From the M40 (J15), the A46, Warwick junction, take the A4177 signposted to Knowle. Pass through Chadwick End, over the canal, and at the sharp 90-degree bend at 'Rotton Row', turn left into Norton Green Lane and follow the directions above.

From Stratford upon Avon, the A3400, Redditch and the west, at Hockley Heath take the B4101 signposted to Dorridge and Knowle. Just under the railway bridge in Dorridge, turn right into Station Approach, and then take Dorridge Road to the end, where it merges with Blue Lake Road. Turn left into the latter, where the sale field will be found on the right hand side.

VAT
VAT will be charged in addition to the hammer price at the standard rate of 20% on all items, as applicable.
Conditions
The sale will be conducted subject to the conditions of sale exhibited on the premises. Purchasers shall be deemed to have full knowledge of these conditions and agree to be bound by them.
Payment
Payment by card is preferred. Cheques will only be accepted from customers known to the auctioneers, unless prior arrangements have been made with our bankers, Barclays Bank PLC. Under new regulations introduced by UK clearing banks, references are only obtainable by the bank's customers themselves, therefore these will have to be obtained by purchasers, direct from their bank. Without an acceptable banker's reference produced prior to the sale, payment is strictly by card. Payment is due in full at the fall of the hammer and must be made by 3pm on the sale day. Interest will be charged on overdue accounts at 4% over Barclays Bank base rate. The auctioneers reserve the right to hold purchases until cheques are cleared.
Buyer’s Premium
Buyer's premium will be payable on each and every lot, in addition to the hammer price, at a rate of 5% (minimum £1, maximum £1,000 per lot) plus VAT.
Viewing
Morning of the sale only (8.00am until 10.30am).
Sale Times
The sale will commence at 10.30am prompt, with hand tools and estate sundries, followed by farm machinery, implements and tractors.
Removal/Loading
All items are at the purchaser's risk at the fall of the hammer and once paid for should be removed within 7 days i.e. by Friday 10th October 2025 at the latest. There will be help to load on the sale day, by prior arrangement.
Refreshments
Light refreshments will be available on the day, provided by "Roger Gunn Catering".
Registration
All attending purchasers will be required to register their names, addresses, telephone numbers and email addresses prior to the sale, in order to obtain a bidding number. This should be clearly displayed to the auctioneer on the fall of the hammer and given to the office staff when settling the accounts.
Attendees’ Risk
All persons attending the sale do so entirely at their own risk and neither the vendor nor the auctioneers accept any responsibility for damage or injury howsoever caused. Due to livestock being present on the farm, strictly no dogs are allowed, neither is smoking/vaping in and around the farm buildings.
Misrepresentation Act 1967
The attention of purchasers is drawn to the terms of the above act. Purchasers are deemed to have satisfied themselves by inspection or otherwise as to all such matters, as to the physical description of any lot. The auctioneers act as agents only, each lot is sold with all faults, imperfections and errors of descriptions, and neither the vendor nor the auctioneers are responsible for the condition or quality of any lot.
