Richard Abbey, a partner at John Earle, conducted the firm’s first Land & Property Auction of the season at Henley Golf & Country Club, on Tuesday evening, 24th March.
Four lots were marketed for the sale in the Solihull Observer, Stratford Herald, RightMove and John Earle’s own website. A substantial amount of interest was shown in all the lots, and as a result Ventas, Chestnut Walk, Henley in Arden, was sold and completed at a figure well in excess of the price guide, on instructions of our vendor, before the night of the auction.
On Tuesday evening Mr. Abbey offered three lots to the packed room. The first was a building plot with planning consent for one detached dwelling on Sherwood Close, Solihull. The price guide was £160,000 + and some extremely spirited bidding eventually resulted in the gavel falling at £252,000. The building site on Bidford Road, Broom was then offered at the guide of £110,000 +. Strong competition across the room resulted in the gavel falling at £137,000. The final lot was Fernecumbe, Kings Coughton, near Alcester, a detached, extended pre-war house, in need of much renovation, in just under 1 acre of ground. This lot failed to meet its reserve, but negotiations are ongoing with three interested parties.
The firm’s next auction is scheduled for 28th April, and included in that sale are 21 acres of pastureland at Danzey Green, Tanworth in Arden, a site in the centre of Studley for redevelopment to provide three town houses and just under 6 acres of pastureland with good outbuildings, in the Tapster Valley near Lapworth.
