Richard Abbey, a partner at John Earle, conducted the firm’s Summer Land & Property Auction at Henley Golf & Country Club, on Tuesday evening, 14th July.
Three lots were marketed for the sale in the Solihull Observer, Stratford Herald, RightMove and John Earle’s own website. A substantial amount of interest was shown in all the lots. The auction room was full to over flowing with some bidders having to stand in the wide doorway a joining the main bar.
The first lot offered was a small bungalow with pp for the construction of a new four bedroom detached house bidding commenced at only £150,000 but after strong competition and a dogged fight the gavel finally fell at £252,000.
 Richard then offered 261, High Street, Henley-In-Arden a grade 2 listed detached Georgian cottage but had not been improved for some 45 years.
There was an opening bid of only £200,000, 25 bids later the gavel fell on £402,000, 25% over the guide price.
 The final lot offered was Manor Farm, Packwood Road, Lapworth. There was a strong opening bid from a lady at the back of the room for £500,000. The bidding went up in £10,000 and then £5,000 increments. Competition then appeared from all parts of the room and after a total of 59 bids the gavel finally fell on £830,000.
Richard Abbey commented after that it was rewarding to conduct an auction were the bidding was strong and competitive. It seems the difficult auction days of 2009 and 2010 are now a distant memory.
John Earles next Land & Property Auction is 22nd September 2015 and will include a number of parcels of land and barns with consent for conversion. Other lots are currently being appraised for inclusion.
